Kitchen Remodeling in Anthem

Anthem was built from 1999 onward as one master planned community, so the kitchens share an era, a builder spec and a design review process. This page covers what those houses need in a kitchen remodel, how the review works, which permits apply and what the work runs.

What do Anthem's 2000s builder kitchens have in common?

Open, standard and consistent. Anthem went up from 1999 onward, and the housing is 2000s builder construction with the kitchen open to the family room and an island already drawn into the plan. Because the community was built as one project, the kitchens repeat: often the same cabinet line, the same island size and the same lighting layout from street to street. That is useful for planning, since what one house needs the next one often needs too. It also means the work is an upgrade rather than a reconfiguration. In many of these plans there is no wall to remove and no structural question to answer. The items that come up are the island, the storage, the lighting and the surfaces, in that order.

What does design review ask for in Anthem?

A submittal, before the work starts. Anthem's residential neighborhoods of Parkside, Country Club and The Village are managed by 3 homeowners' associations (Anthem Community Council (opens in a new tab)), so the association for your neighborhood sets the review rules, and the scope usually covers exterior changes and anything visible from the street. For a kitchen that usually means a new window, a patio door, a hood vent on an outside wall, exterior paint or a change to the elevation. Interior work that leaves the shell alone is a different matter and often moves on notice rather than approval. The practical rule is simple: if the change can be seen from the sidewalk, assume a packet is needed. Plans and finish names go in together, and review runs on the association calendar rather than yours. Keep the written approval with the permit set, since an inspector and a community manager can ask for it at different times.

03Costs

What does an Anthem kitchen remodel cost?

Published ranges from a national cost guide put a minor refresh at $10,000 to $20,000 and a major remodel at $20,000 to $65,000. A total makeover with a layout change runs $65,000 to $130,000 or more, and cost per square foot runs $75 to $250. Cabinet refacing is $4,270 to $10,200 and refinishing $1,900 to $4,500, both relevant in a 2000s house where the boxes are square and the door style is what dates the room. Cabinets take nearly 30% of a budget, and in an Anthem kitchen that line plus the island is a large part of the project. Where a project lands inside those bands depends on whether the island is rebuilt at the same time as the perimeter cabinets.

Published market ranges, not a quote: the final price is set after an on-site assessment.

04Permits

Which permits apply, Phoenix or Maricopa County?

It depends on the parcel. Anthem is an unincorporated community in Maricopa County (Anthem Community Council FAQ (opens in a new tab)), and the part west of Interstate 17 is served by the City of Phoenix. Unincorporated parcels go through the Maricopa County Planning and Development Department (Maricopa County Residential Construction (opens in a new tab)), and parcels inside Phoenix go through the City of Phoenix Planning and Development Department, which says wall removals, gas line changes and moving or adding sinks need a permit (City of Phoenix Residential Projects (opens in a new tab)). Those are different counters and different review paths. Check which one applies before the drawings are made, because a set prepared for the wrong jurisdiction is a wasted week. Structural work, gas line changes, new circuits and plumbing relocations usually trigger plan review either way. The city and the county do not share a portal, so the address decides which counter you deal with.

05Layout

Which upgrades make sense when the layout already works?

Island depth, storage and light. The island in these plans is often 36 inches deep with cabinets on one side, which wastes the working face. Rebuilding it at 42 to 48 inches with drawers facing the range and a 15 inch overhang for stools adds working surface without moving a wall. Storage is the second item: cabinets that stop short of the ceiling leave a foot of dead space, and a pantry that is 5 feet deep with shelves on one wall holds less than a shallow cabinet run. Lighting is the third. One fixture in the middle of an open plan leaves the counters dark, so under cabinet lights and 2 or 3 recessed fixtures do more for the room than a new counter.

Still have a question? Call (747) 243-2089 and describe the kitchen.

01

Is Anthem covered?

Yes. We serve Anthem and the surrounding north valley, including the parcels outside Phoenix city limits. The cross streets, the year the house was built and whether the kitchen has been touched since the original build shape the plan.

02

How long does an Anthem kitchen remodel take?

Weeks, not days. A cabinet, counter and island change in a house that keeps its layout is the short case. Design review and permit review both sit in front of the start date, so the packet goes in early. A date on paper before the scope is fixed is a guess with a calendar attached.

03

Does interior kitchen work need design review?

Often notice rather than approval, depending on the association, as long as nothing visible from the street changes. A new window, a patio door or a hood vent on an exterior wall crosses that line and needs the packet. Ask the association for the rule in writing before the order is placed, not after.

04

Can the island be replaced without changing the floor?

Often, yes. If the island sits on the same finished floor as the perimeter, the new base can be built to the same footprint with a deeper top and a wider overhang. A larger footprint usually means patching the floor, so decide the size before the cabinet order.
