Kitchen Remodeling in Sun City

Sun City was built for 55 plus buyers from around 1960 onward, and its kitchens were drawn for a shorter reach than many of the people cooking in them today. This page covers the galley plans, the county permit path, aging in place changes, resale choices and cost by scope.

What kind of housing does Sun City have?

Del Webb housing from around 1960 onward, built for 55 plus buyers, and unincorporated, which means Maricopa County issues the permits rather than a city. The kitchens that came with those houses are consistent: a galley or a small U shape, a low soffit above the cabinets, a pantry barely wide enough for a broom and the original cabinet boxes in many homes (median home built 1973, about 87 percent from the 1960s and 1970s, American Community Survey 2024). Nothing about that is unusual for the era. What makes it specific here is that many of these houses may still have the first kitchen, which means the plan, the wiring and the cabinet layout can all be original. For some owners this is the first update the room has had, so the decisions stack up in one project.

Why do Sun City galley kitchens need a different plan?

Because the room is narrow and the soffit takes the height that would otherwise solve it. A galley here often has 5 feet between the two counter runs, so an island is out and a peninsula only works if one run gets shortened. The low soffit above the cabinets costs 12 to 18 inches of storage, and it usually hides a light box and wiring, so removing it is a framing and electrical job rather than a cosmetic one. The small pantry is the third constraint, and a 12 inch deep cabinet pantry is often the only version that fits the wall. Most of these kitchens were built for one cook and a small household, so the storage that a modern kitchen assumes simply is not there, and the plan has to create it.

What does a Sun City kitchen remodel cost?

Published 2025 national ranges put a minor refresh at $10,000 to $20,000, a major remodel at $20,000 to $65,000, and a gut with a layout change at $65,000 to $130,000 or more. Published market ranges, not a quote: the final price is set after an on-site assessment. The first 2 bands fit a kitchen whose footprint stays, which is common here. A minor refresh covers paint, hardware, a backsplash and a few fixtures, which is where many projects here start. Cabinet refacing runs $4,270 to $10,200 and refinishing $1,900 to $4,500, and either can be the right answer where the original boxes are dry. Cost per square foot runs $75 to $250, and cabinets take nearly 30% of a budget.

04Permits

Do I need a permit from Maricopa County?

Usually yes when the work touches structure, gas, plumbing or a circuit, and Sun City is unincorporated, so the county handles it rather than a city building department. Maricopa County Planning and Development reviews residential permits for this area (Maricopa County Planning and Development (opens in a new tab)). A cabinet and counter change that leaves the fixtures and the wiring alone often does not need one. Removing a soffit does, because the light box inside it has to be rewired and the ceiling framing changes. A panel upgrade, a new circuit for a microwave and any gas line change are all permit items. A soffit removal and a cabinet swap close up differently, so the inspection sequence can differ.

05Materials

Which changes make a Sun City kitchen easier to use?

Reach, light and leverage. A microwave at counter height or built into a base cabinet removes a lift. Roll out shelves in the base cabinets mean nobody has to kneel and reach into the back of a 24 inch box. A lever faucet and a pull out sprayer take less grip than a cross handle, which matters more than the finish. Under cabinet lighting on the counter run cuts the shadow a person casts on their own work, and a single lever shutoff under the sink is worth the small cost. A counter at 34 inches suits a shorter cook better than the standard 36, and a counter depth microwave or a drawer model keeps hot food below shoulder height.

What do resale buyers expect in a Sun City kitchen?

Clean, bright and low maintenance rather than trend driven. Buyers in this market are usually 55 plus themselves, and they read a kitchen for how easy it will be to live in, not for the color of the year. That means a light counter, a cabinet in a warm white or a mid wood tone, a working exhaust hood and lighting that does not leave a dark corner. It also means no open shelving, no deep pantry that swallows what goes into it, and no appliance that requires a step stool. The same choices that make the kitchen easier to use are the ones that hold value at resale, which is a rare case of the two goals lining up.

Questions people ask

Still have a question? Call (747) 243-2089 and describe the kitchen.

01

Is all of Sun City covered?

Yes. We serve the Del Webb blocks and the surrounding 55 plus neighborhoods. Glendale nearby, covered on the Glendale kitchen page, has its own mix of older plans. The cross streets and whether the kitchen is original decide most of the scope.

02

How long does a Sun City kitchen take?

Weeks, not days. A cabinet and counter change inside the existing footprint is the shorter version. A soffit removal or a layout change adds review and inspection time before the finishes go in. No finish date is reliable before the scope is fixed, so the sequence and the inspection points matter more than a single date.

03

Can I remove the soffit above the cabinets?

Usually, and it is a change that buys real storage. The soffit often hides a fluorescent light box and the wiring for it, so the job is framing, electrical and ceiling repair rather than a cosmetic trim change. It also needs a permit. The gain is 12 to 18 inches of cabinet height, which is where the pantry space these kitchens lack can come from.

04

Is a walk in shower or a kitchen change the better first spend?

That depends on the house, but the kitchen is usually used more often. If the kitchen still has the original boxes and a microwave over the range, the reach and storage changes pay off every day. A bathroom remodel is a bigger disruption for a room used less. Look at both before deciding, and price them separately.
