Kitchen Remodeling in Goodyear
Goodyear's 1990s and 2000s kitchens were finished to a builder spec, and the same parts tend to fail in the same order. This page covers kitchen remodels in Estrella, Palm Valley and the older blocks near downtown, plus permits, association review and cost by scope.

What kind of housing does Goodyear have?
Two markets, far apart in age. Estrella and Palm Valley are master planned communities from the 1990s and 2000s, with open kitchens, an island in the plan and a great room on the other side of the counter. Older Goodyear near downtown is much smaller and much older, a handful of blocks where the houses were built before the planned communities existed and the kitchens are closed off with a short counter run. The newer houses need surfaces and storage. The older ones need a layout decision first, because the room is small and the wall may be carrying the roof. The 2 should not be priced from the same template, and the age of the house is the first question worth answering.

02Planning
What fails first in a 1990s or 2000s Goodyear kitchen?
The cabinets, and specifically the parts that move. Builder grade oak cabinets from that era often have particle board boxes, stapled joints and drawer runners that were not meant for a household that opens a drawer 20 times a day. The door face usually looks fine while the runner has worn through, which is why a kitchen can look dated and still be structurally tired at the same time. Laminate counters from the same period fail at the seams and around the sink, where water gets under the edge and swells the substrate. So a common order of failure is drawers, then hinges, then the counter seam, and the lighting package last of all. A drawer that has to be lifted to close is the usual first sign.
03Costs
What does a Goodyear kitchen remodel cost?
A national cost guide, updated in June 2026, lists a minor refresh at $10,000 to $20,000 and a major remodel at $20,000 to $65,000, with a gut and layout change at $65,000 to $130,000 or more. Published market ranges, not a quote: the final price is set after an on-site assessment. In these houses the common scope is new boxes, new counters and new lighting inside the same footprint, which lands in the major band. Cabinet refacing runs $4,270 to $10,200 and refinishing $1,900 to $4,500, both cheaper than replacement where the boxes are still dry. A refresh in the lower band means paint, hardware and a backsplash, not new boxes. Cost per square foot runs $75 to $250, and cabinets take nearly 30% of a budget.

04Permits
Do I need a permit or HOA approval in Goodyear?
Both can apply, and they run on separate clocks. The City of Goodyear Development Services department handles the permit, and work that moves plumbing, gas or a wall goes through plan review. The city's homeowner guide says a permit is not required for cabinetry as long as no electrical, mechanical or plumbing is relocated (City of Goodyear Homeowner Info (opens in a new tab)), though a new circuit does need one. Estrella, Palm Valley and the other planned communities add HOA submittals, and those often want a floor plan, finish selections with manufacturer and color names, and a start and finish window. Send the packet before the cabinet order. Review runs on the association calendar, and a finish that is not on the approved palette can send it back. Keep the approved set with the permit documents, since both get asked for at different stages.

05Layout
Which layout and finish choices fit a Goodyear kitchen?
The island is the usual weak point, so fix it rather than move it. Many of these islands are 36 inches deep with an overhang too small for knees, and deepening the top to 39 or 42 inches with a 15 inch overhang turns it into real seating. Keep at least 44 inches of clear walkway behind the stools so people can walk past (NKBA Kitchen Planning Guidelines (opens in a new tab)). Storage goes full height, since the uppers here often stop a foot short of the ceiling. On finishes, afternoon sun can hit a kitchen that faces a west facing backyard, so a stained or slab front cabinet holds its color better than a dark paint, and quartz with a high resin content is less forgiving near a range than granite or a sintered surface.
06Planning
What should the first upgrade be in a Goodyear kitchen?
Cabinets, then counters, then lighting. That order follows the failure pattern in these houses. New boxes and drawer hardware fix the thing that is actually broken, and the counter can wait a year if the budget is tight, since a laminate top that is not delaminating still works. Lighting is a low cost change with a large effect: under cabinet lights on the counter run and a proper hood vent do more for how the kitchen feels than a new backsplash. If the cabinet boxes are sound, refacing at $4,270 to $10,200 buys the visual change and leaves money for the counter. Keep the old top only if it is flat and dry at the seams. A written scope that separates those 3 lines keeps the order your decision.

Questions people ask
Still have a question? Call (747) 243-2089 and describe the kitchen.
01Is all of Goodyear covered?
Yes. We serve Estrella, Palm Valley and the planned communities on the west side, plus the older blocks near downtown. The newer Buckeye subdivisions are covered on the Buckeye kitchen page. The community, the cross streets and the year built identify the plan.
02How long does a Goodyear kitchen take?
Weeks, not days. A cabinet and counter change that keeps the layout is the shorter version. A layout change that moves plumbing or gas adds plan review, and an association submittal adds its own wait. Permit review and any association submittal sit in front of the start date, so the sequence comes first.
03Can I keep the laminate counter and just change the cabinets?
Yes, if the laminate is still sealed at the seams and around the sink. A counter that has swelled or lifted at the edge will not survive the cabinet work and usually comes off to set the new boxes. Check the sink cutout and the front edge first.
04Is an island addition possible in an older Goodyear house?
Sometimes, but the room usually decides against it. In the older blocks near downtown the kitchen is narrow, so a peninsula gives seating and a landing zone without eating the walkway an island needs. An island needs about 42 inches of clear space on every side to work. Measure before you buy anything.
